Project Overview
Facing the typical challenges of any South Texas building site -- expansive soil and constant sun & heat -- the sustainable life-cycle of the building remained a client focus throughout this project.
Project Details
This project involved the construction of a 23,000 square foot two-story office building on undeveloped land near 1604 and Nacogdoches. Concerns of expansive soil affecting the long-term integrity of the foundation were addressed by drilling a 30-feet deep pier system which provided a solid base for insulated precast walls and spandrel panels suspended on the pier beam construction. Directionally situated to properly manage the sunlight and heat, the TPO roof structure includes extended overhangs for building shading in the front and rear. Aluminum curtain wall is at the main entry with continuous aluminum framed windows at the front and rear. The interior finishes consist of polished concrete flooring, exposed ceilings, suspended birch slat ceiling at 1st floor lobby, granite tops at common area restroom and break room, and glazed ceramic tile in restrooms.
